Mark, I do not know what the smallest is but I do know the best portable is a Cross -American Recoil, and yes you can do tile and grout cleaning with a high spec portable such as the Recoil.

We have two of the Cleanmaster Multi-Surface Floor Cleaning Systems and just love it! Does a great job on carpet and can do hard floors too.

Define small? Light weight or compact?

I would get a hands on demo of as many brands and models as possible with 200 PSI or above. This will be enough to clean tile and grout with the right tools.

If you want to do T&G with a portable look for one that has
auto fill/ autodump feature. You go through a lot of water doing T&G and you dont want to be emptying buckets all day. From what I can tell, if its for residential either a grout line brush & floor machine with T&G brush and a wet vac or mop & bucket will do you. Ideal thing for residential is a truck mount.

Good luck

The Recoil only has 350 or 500 psi, if I remember. Depending on the tool you're using, you'll need 1000 psi or more. I say so because if you're using a rotary jet tool, your psi could be about 1/2 if there are two jets. On the other hand, if you're using a rotary brush, the psi doesn't matter. I won't go near any job without at least 1200 psi with my rotary jet wand.

A unit with a vacuum that delivers a mere 100 cfm can handle the water most pumps deliver, so a powerful vacuum isn't required unless you're planning to use a hose over 50'.

External pumps with 1200+ psi can be purchased at hardware stores, so using one of those in combination with almost any portable is the cheapest solution if you need high psi. If you do use high pressure, auto fill and dump is hard to do without.

Spongy, do use a portable in residentials ?
If so, is it a pain working the hoses and setup time?

No, I don't do residential. I do commercial janitorial. Yes, it is a big pain to set it up. But once it's up it's fantastic. If you own a truck mount, you're a lucky person.

I own a Sandia Sniper Tile and Grout machine and use it at 1500 psi (the manufacturer recommends no more than 1200 psi) and I love the machine. There are a lot of excellent machines out there, however. And since it's possible to basically make your own, there are a lot of options.

Unless you have a truck mount, it will always be a pain in one way or another.

Smallest portable you could do tile & grout with would probably be a mytee machine. These are great machines and we have one at our company carpet cleaning mission viejo for high rise buildings and jobs we can't reach with our truck mounts.
