Thumbs up Cleaning foreclosed homes

I wanted to share with everyone, I know alot of people are getting into cleaning foreclosed homes and I wanted to share this site I found. www.listbankrepos.com They have a foreclosure cleanup training guide that is downloadable! It teaches completely how to start and run your own business, how to market your business to the banks, it includes the HUD guideline tables to help you price your bids, and they also give you the bank contacts so you can start getting foreclosure cleaning contracts right away. I hope this helps anyone getting into the business. We also belong to http://www.instanthomelink.com We get alot of business here, the REO Asset managers go on there alot and request our services. They also send out monthly directly to the REO Asset managers our resume with all of our services.

Default Getting Foreclosure Cleanup Business via Failed Banks

If you want to start a business cleaning and hauling trash from foreclosure/ REO properties, try contacting the Acquiring Financial Institutions of failed banks... go to the FDIC's website to find preliminary contact info for the Acquiring Financial Institutions. Remember, you DON'T want the failed banks' info, but rather you want those organizations that are now handling their real estate assets... Lot of the big property preservation companies that handle the big contracts for these financial institutions are swamped ... they need the smaller foreclosure cleanup companies to help out. But make sure you have your ducks in a row to get these contracts and subcontracts (proper license, registration, insurance).

Thumbs up Bank Contacts for Foreclosure Cleaning Contracts

Getting contracts is the most important thing in this business, I was struggling getting contracts and then I found this website I wanted to share with you all, http://www.listbankrepos.com They have a good bank contact list, I just started signing up with all the banks and I got request for jobs in 2 days. I would highly recommend it

We found that by carrying water on our trucks a lot of Banks would use us during the winter for carpet cleaning in Broomfield and Boulder. They tend to winterize the houses and do not have the water turned on. So for carpet cleaners to send a note to the Realtors doing bank repos mentioning that they carry water might bring in some more carpet cleaner business.

Default Good marketing angle re: water truck....

Good marketing angle when touching realtors re: water truck.... I'd suggest really playing it up on a postcard mailer. Anything to set your business apart and get noticed... REALLY great idea! Thanks for sharing.

No problem. A postcard to Realtor saying we specialize in Bank Owned properties and we carry water so you don't have too might work.

Default Make Your Client's Job Easier -- and You'll Get More Work

"We carry water" IS REALLY a great angle for postcard marketing in getting work on foreclosed homes... posted by another member above. Super idea.

Another one is, "Have Generator, Will Travel." Remember, many of these homes won't have power, so this is yet another little tactic to use in postcard marketing so your mailers get noticed by those needing your foreclosure cleanup services ...

If you go the postcard route, come up with a catchy angle for the mailing... of course, list the normal stuff: your company's services and contact info, but a defined angle will go a long way in keeping your mailer in front of the potential client.

Solve "a problem" for them with a few choice words or meaningful phrase that will make their task easier... I remember years back when I owned an editorial company in NYC. We got repeat work from a vendor in a very competitive editorial city because we made the outsourcer's job easy. Of course, this very large publishing company had procedures in place where they'd bind work and messenger it over to our company, but we established a rapport with the outsourcer via phone and came up with a procedure that made her job easier. We told her to just leave the jobs for our company on the editorial table near the receptionist area. No need for the formal binding, contacting a messenger, or even formal instruction sheet on top. We told her to just leave work for our company on the table and we'd pick up assignments and give her a quick call once we had our projects in hand. Tanya called us religiously to pick up jobs because it MADE HER JOB EASIER. We always tied up loose ends later, but her task was to outsource a great number of projects daily and her using us as a vendor helped her reach her goal -- and exponentially increased our bottom line.

Lesson: Find a way to make your clients' jobs easier, seamless, and you'll get more work from them. Much success to you with your cleaning company.

I think that saying you carry water might not hit the point you want to make clearly enough. Maybe saying "We clean carpets in Winterized Houses" might be the angle to take?
