Help with bidding on a office park
I have to opportunity to submit a bid for a 17,0000 sq ft office space. It a converted warehouse which is broken up into 7 different areas. It owner wants a bid for weekly & bi-weekly service. I usually charge by the man hours x weeks per month x company's work rate to get fee for services. It just feels like I maybe leaving money on the table. Should I charge by the square footage or stick with the man hours method? The fee I charge the owner will included in the lease agreement for the buildings tenants/leasees.
About the building:
Stained concrete floors about 8,500 sq ft
Wood floor - 1500 sq ft
Carpet - 1500
7 restrooms
2 breakrooms
Servicesrequested:
Clean restrooms (undecided on if my company will supply paper products)
Clean hallways
Empty trash cans & replace liners
Vac & mop floor
General dusting
Clean interior glass
No floor care other than vacuuming & mopping @ the moment.
Only forseeable needed floor care would be to scrub ceramic tile in restrooms.
