Default Office bids

After a lot of research and thought I decided to expand my business out to office buildings. I contacted a place that has over 50 office buildings in my area and said they arent taking bids at this time but they will once their contracts are up. They have contracted 3 cleaning companies to handle all 50 offices. Most of these buildings are around 45,000 sqft. What would you bid on these? Now i know there are a lot of factors like sweeping, moping, dusting, bathrooms, etc. etc. but whats a good range to stay in .09-.12 a sqft? Also would you give a discount if you got multiple offices to clean? And would you charge a "first time cleaning fee" ?

.09-.115 would be the range I would be in for my geographic. The price also depends on whether or not you are positioned to offer VCT maintenance, carpet and tile cleaning as part of your contract. These will increase the value of your business (one stop shop) and allow you to sell a higher per sf ft price by adding the cost of these services to your price.

For example many of my clients have chosen the option of spreading out the cost of stripping and waxing their VCT over the life of a 12 month contract as opposed to getting hit with a high dollar one time cost.

I would not offer a discount in price for multiple buildings. The work is still there whether you do 1 or 4 buildings...
