Cleaning Tile and Grout for Apartment Move Out. Help!

Hi all,

We currently have a client who we do apartment move out cleanings for. I used to think that cleaning blinds were the worst, but the tile and grout... are super daunting. I encountered black grout yesterday. I used vinegar and a toothbrush and it made it darkest black to black. That's it. I then tried scrubbing with Zep Fast 505 and a brush, and it made some difference but overall the tile still looks awful. I don't want to lose our client because they think the tile and grout isn't clean, but after scrubbing to muscle failure and not getting them white or even beige, it's clear that the problem is probably deeper than just a house cleaning service.

Do you guys suggest any chemicals that would work better? Is it a loss? Have any of you dealt with something like this before?

Many people do not realize that grout is kind of like a sponge--it can get permanently stained. Tile and grout are among our specialties. I actually have specialized equipment for cleaning tile and grout. The only drawback to my equipment is that it sucks up a lot of electricity, but I have yet to find anything that can clean grout like this. Grout can stain all the way through to the bottom of the grout line, and when that happens, you may not get it all clean. For this, you may consider a grout stain. I use one specific brand we call Colorseal--it is a thick stain and sealant in one. You can change the color of all the grout to match. I have done quite a few colorseal jobs and have not had a single unhappy customer.

You can check out our before and after photos to see the results we get on tile and grout. Since that is the basis for our business, we have seen plenty of tile and grout horror stories.....colorseal is an option that, while a little more expensive than straight cleaning, handles this problem rather easily. Tile & Grout Cleaning

The cheap option is to mix 10% chlorine bleach & warm water. Spray the solution on the grout area and wait 10mins. Now get a brush and scrub the grouting thoroughly. Make sure the brush is not too hard, as to damage the grouting. Thoroughly rinse the solution off & wipe with a clean cloth

Well, when you move out of an apartment, the majority of the time they require you to clean perfectly. Unfortunately, their version of clean and the average personís form of clean are very different. That means you will almost always get charged a huge chunk of money. If you did not have an extremely high deposit, you may even need a payday loan to help pay for it.

Yep, that is true, we tell people we do not guarantee their deposit back.

If the stain is deep down, remove all the grout, re-grout, and this time get a grout removal sealer on right away.

TILE GROUT REMOVING KNIFE
There is a special knife made to remove grout from between tiles. It has carbide dust on the cutting edge. It does a nice clean job, although it does require quite a bit of elbow grease.
Very inexpensive Grout knives in one form or another are now commonly available in hardware and tile stores.

Mr. Homecare removes stubborn grout stains easily. I have personal experience with them. Check them out.

Since grout is porous and can hold moisture, this black you are noticing may be mold. Fortunately, mold can be remediated and removed by specialists. Tell your client about their mold issue and have them contact a local mold remediation company like A+ Mold Remediation to test their grout for mold.
