Anyone here have experience biddin on commercial clean up?

Story is I know this huge construction company that builds retail stores....
I have a new job coming up with them (my second) and they want me to submit a bid.
I'm not sure how to price, last time I just accepted a competitor's bid.
There are VCT tiles and tread plate tiles that will need to be stripped and waxed. I'm thinking that means it is fair to tack on to the normal SF rate.... not sure
any advice would be greatly appreciated, feel free to email me
