new apartment construction bid

ive never really bid one of these before. usually just retail projects/stores.

274 units, on average 850-1100 sq ft each unit

3 level bldgs.

11 bldgs total

they want a rough clean, final, then powder

will go bldg. to bldg. as they finish them so it wont be all that fast paced.

I forget the exact percentage I used but ended up about 100.00 per room. that was before they told me they wanted a rough and powder. I told them it was for one cleaning. then they came back, so im assuming the bid was low?......they want the clubhouse cleaned too total was at 32k. if I did around .25 sq ft it would be roughly 60k or so which just sounds high. anyone ever bid an apartment complex? what price per square foot did you win the bid at? I can see doing a dick sporting good or best buy or big box store for more but in my experience the larger the bldg. the lower the sq ft price goes. just don't know where the sweet spot is going to be. out of town contractor so I know they don't have any ties locally ( they are halfway across the country ). we are in the DC suburbs. any experienced input is appreciated

Hi

The way i used to do it was to do a sample unit just to see how long will take. Some builders are very good while others are very poor. You can spend 2 or 8 hours deep cleaning a 2 bed apartment. If you quote per apartment, you will be spending the next 10 years cleaning because the builder won`t care anymore

2 bed apartment - 2 hours x 2 cleaners (anything extra charged double) - whatever is the rate per hour in your area. The way i used to price was the cleaner rate 10 euro x 3= 30 euro per hour x 4 hours = 120 euro plus VAT - bulk price

2 cleaners should be cleaning 4 per day

Probably a bit late but ask to look at the floor plans. Quoting a big builders cleaning job like this without checking the job first is a quick way to go broke. Also make sure you put in writing what your quote covers and what it doesn't cover - you don't want to be going onsite and using your labor hours to do the work which other tradesman should be doing.
