New Bid for Retail Store Final clean

I was contacted by a GC to bid on final cleaning for a well named shoe store at a very popular mall in South Florida. I have all the plans of the project, sq.ft. is 2850. Thing is I never done a retail store final clean only residential and I charge a flat fee because I already know what needs to be done. But retail I have no idea where to start or how I should quote this job. windows are included which face inside the mall; I assume the air vents up top should be dusted as well.

I would appreciate some input from experience members here. Should I charge by the sq. ft. or a flat fee. I think it should take about 5-6 hours with 3 people at $10. per hr. these ceilings are very high like 15ft. maybe.

List what you will do, dust that and that, clean window inside, vacuum carpet, whatever you do to clean tile floors.

More important, list what you will not do. You will not wash all the walls, you will not clean the outside of the windows, until the accumulation of snow and ice on the sidewalk is removed so it is safe for your people to ladder the windows. Note any problems, you "cannot mop the entry way until the loose tiles are secured. Those repairs must be done prior to the final clean. If the lack of those repairs require an additional trip to the job site, it will be billed at an additional cost of: Trip expense of $40.00 + and additional labor cost of $50.00." During the initial inspection we noted the following spots on the carpet. 1. Left of front door, carpet glue covering 2" x 3'. Removal of the glue may remove the carpet dye. If we have the name of the carpet and glue supplier we may can contact them for an appropriate solvent. The front window, third pane from the left inside is scratched. Scratch removal is beyond the scope of our practice. We suggest contacting fredds scratch removal and 555.555.1212." Take pictures of bad spots and include them with the estimate.

Enclose any copies of licenses, insurance, including liability, and worker's comp and bonds.
