AirBNB Cleaning/Management

Anyone get into cleaning for AirBNB or similar company rental owners. I have a new customer that was referred to me for a 3 bd., 2 bathroom, 1500-2000 sq. ft house that they have set up for ongoing rentals. Thing is there is more involved than cleaning, borders on hosting services. Inventory, linen laundry, on-call status 7-days a week, before and after turnover cleanings, damage checks, possibly keeping a list of other contractors for repairs, and so on. Another one I'm having some trouble pricing. I was thinking a set rate for each cleaning/turnover, and maybe a separate price for the management side of things, and an on-call charge for anytime I get called in. Or possibly a total monthly flat rate for all included services. Any ideas or help with this would be greatly appreciated...

I haven't done it but it sounds like a great growing market to be involved in. If you decide to do it please let us know how it goes. Is this done through AirBnB or directly with the renter? If with the renter then I think you could set up your own limitation of services to house cleaning, supplies, and damage review or something like that. Good luck.

Air BNB cleaning is a great target market. I have found that positioning yourself as an AirBNB specialist gives you are significant advantage over competition. Especially if you can use testimonials and referrals from them. Even in my air duct cleaning business this is very useful.

Anyone in the house cleaning niche should really look into the short term rental market. Scheduling won't be simple, but that would allow you to charge more for that flexibility. I investigated becoming an AirBNB host last year and finding someone reliable and flexible who could quickly and frequently turn/clean the properties was one of the biggest hurdles. As already stated, if you position yourself as a specialist and are willing to do/coordinate some of the minor maintenance you can increase the revenue per visit. Plus, there are many people who are trying to acquire many properties so your business could expand that what too.
