They say a picture says a thousand words....

It is a FACT that oil break down at 250 degrees. Synthetic break down at 300 degree. GarageCleaning.NET can reach over 350 degrees at FULL FLOW. NO OTHER COMPANY can make these statements.










We are EPA Compliant which you will find allot of contractors say they are.

But here is one for the books....We actually invite them to test our discharge waste water for Heavy Metals Discharge and 173 other illegal elements found in discharge waste water. I do not know of any other Parking Garage Cleaning Company that sure of their Filtration Equipment that they actually call and invite the EPA to test their discharge waste from their filtration equipment.

When Cleaning a Garage, Make sure you don't get fined because you asked the wrong contractor to clean it. Hiring the cheapest bid is not always the cheapest way to do things. Fines can be well over $10,000 dollars per day and can go to the owner or to the one who hired the contractor who cheated or by passed their filter because it was too small to handle a 400,000 sq ft average garage.

Always check their equipment.

A good rule of thumb.
  • Ask how many washer he plans to use
  • Ask how many GPMs for each washer
  • Add the total GPM's of the washer and times that how many washers the contractor will use to complete the job of cleaning the garage.
  • Then take those total GPM's and write it down
  • Ask the contractor how many GPM's is his Filter Out Put is.
  • Take the washers TOTAL GPM out put and multiple that number by 1.5.
  • That is how many GPM's their filter should be in order to have the filter big enough to prevent time delays of stopping the job site because the filter is clogged.
  • This "RULE OF THUMB" is based on my 25 years of cleaning Mulit Level Parking Structures Decks with filtration. This will also allow the contractor to finish your job-site in a timely manor. We currenlty can clean 280,000 sq ft in a single day. Our filter is rated over 65 GPM's.
  • Exception: A contractor can clean with just a 11 GPM Filter, it will just take multiple days or doing a section at a time vs one day.

Your right ...it can be, depending on what segment of the pressure washing field you want to go in.

For example, washing a 50 story high rise vs washing a single story home. Both can be call Pressure Washers, but one would have a larger investment then the other, thus the payoff is relative to the job at hand.

We have a Parking Garage and Flat work cleaning event coming up in Dallas later this year. Sunbelt's, Steel Eagle, Hydro Tek and many more vendors will be at the event

I and others will teach both the moderate, to very experienced, pressure washer just how to use their equipment they have in order to achieve their goals....What may that be ?..... To work less while making more money !

We have 4 and love the 20 inch BE without wheels. We have at least one going everyday and run them 4000 - 4200 psi @ 21 lpm. You have to put a small weight on them to hold them down. The manufacturers recommend matching the size in inches to your water supply in litres.
Over the years we have replaced heaps of the hubs and don't bother repairing them. We get great wear out of them but run them at max pressure and do a lot of work.
The oldest on has more fibreglass on it than original body from hitting a lot of stones cleaning boat ramps.
We have plated the arms otherwise they wear out after only 40 hours.
Great little light machines that can get a huge amount of work done when using decent pumps.
You can run them at 5800 psi but not recommended. Way too much pressure. lol
