Question Tile Floors

There is a home depot in my town, however the amount of products they carry is overwhelming for an overly analytically person. My task is to restore and ensure the longevity of tiles in a kitchen/washroom. Therefore the following is required:

Grout Restorer from black/moldy to white again
Water Based (if possible) Sealent
Water Based (if possible) Gripper that will add texture to sealent
Water Based (if possible) Cleaner that will not effect the sealent

For application I have a paint roller and tray, and for the grout I am surmising a toothbrush will suffice.

Thanks in advanced for any recommendations you may or may not have!

P.S. Money isn't an objective if that product definitively provides superior results, or the quantity per unit price is significant.
