40,000 sq ft bid
I am about to bid on an apartment complex to clean all of their common areas (hallways, activity rooms, weight room, elevators, etc.) and clean the units every time a tenant moves out. There is approximately 40,000 sq ft that needs to be cleaned. Mostly vacuuming, trash removal, dusting, cleaning bathrooms, offices, etc. Some things need to be done daily and some things like vacuuming hallways is once or twice a week.
My thought process is that I estimate it will take about 4 hrs per day on average for 2 people(not 100% sure though), if I pay my employees about 20 per hour, that comes out to $160 per pay and $1120 per week. $1120 x 4 = $4480 per month. But if it takes 3 people 4 hrs per day it would be $6720 per month.
Do these numbers sound right and how long should it take each day to clean and how many people? If it costs me $4480 per month to pay my employees, should I charge around $6000 per month + about $140 per unit we clean during move outs? What is a large apartment complex willing to pay? This complex has about 250 units.
