Concrete Interior and Exterior Job

Hi guys, New to this forum. Stumbled onto it while looking for cleaning equiment.

I have a chance to get a cleaning job for a concrete building exterior and unpainted interior concrete walls and cork soundproof ceiling. The inside is a meeting hall and it has carpeting so we can't use a pressure washer or sand and make a mess. Is a steam vapor machine a good?

What tools and chemical combos are the best for such work?
There is slight mold buildup and most of the grime and dirt on the exterior consists of moss, the interior consist of smoke debris on the walls an cork ceiling from heating vents.

TSP (Tri Sodium Phospate) sorry if i mis-spelled

use protective clothing and do not let this stuff touch your skin.

it soaked up through my footwear and gave my feet a chemical burn once.
