Does ANYONE have any experience with

"Turnkey" cleaning? In other words cleaning apartments after the old renter has moved, painting and trash out done and, prior to prospective renters even looking at the apartment? HARD HARD HARD work! Just looking for some advice etc. Want to get of this BAAAD but it's a springboard to resi/comm for us with no capital or time to wait...

It would seem the majority could give 2 s**** about getting their deposit back because they don't even care about not living in a place that is worth of an episode of Hoarders!

What you are talking about is move out cleaning, I think. There are companies that offer fixing and cleaning the place. However, if it is in a very poor condition, as you describe it, you will need money to repair it, buy furniture and so on. Ask for deposit as big as possible in order to insure against financial loss. I think I am competent enough in tenants-landlords relations. Would certainly like to help you!
