Help with cleaning ceramic tile with buffer

Hi i have ceramic tiles and need advice on how to clean the tile and the grount with a buffer. i need to know what kind of chemicals to use on the floor and what kinda pads i need to use, any help is much appreciated ! below are the links to the pics of the foor that needs cleaning. this is at a hotel so it is indeed a commercial project.
