Andrew07 Thanks again, especially t.peterson, very helpful, I think I got a better grip on it. I guess I was in the ballpark especially for a smaller job like this and it is very close to my home.

Without seeing the place, I cannot say if the first time clean rate is too high, however I do agree that the weekly maintanance cleanings can be done in the hour to hour & a half range (that would include cleaning the jacuzzi, assuming that it is used)

I think that your rate is rather high ($35 to 40 per hour) as commercial work tends to run between $18 and $23 per hour depending on your location in the states. However as I said, many companies would not go out for less than $40 or $50 per job so you many be ok. In either case I would just give them a price per cleaning rather than an hourly rate.

Andrew07 Thanks for the reply and info, here is some more info (if you need more than this please let me know) they are a construction company that use big equipment, they have a small reception are a hall a kitchen and two bathrooms one small and one with a Jacuzzi, their shop is right next door the area right now is VERY dusty and dirty and I will give them a one time total "restoration" cleaning so to speak, for $400. Does that sound right?

After that I am guessing they may want me once a week or maybe more?

The person wanting an estimate (I did some cold calling for carpet cleaning and he asked me if we can do the janitorial side of it and I told him I would look into it for him) just wants it cleaned I am pretty sure that he doesn’t have time or wants to get into too many details or specifics, he just wants it clean and to stay clean.

I will have probably 3-4 people there for the restoration cleaning and 1-2 for the maintenance cleanings 4 or more times a month does this sound about right? I am thinking that it will not take more than an hour to do this every week with one person? I am thinking about $35-45 per hour is this in the ballpark?

With that rate probably includes more than one person I am guessing?

t.peterson Generally facilities less than 25,000 square feet are billed by the amount of time it will take to clean them while facilities over 25,000 are generally billed at a square footage rate

The average productivity rate for commercial cleaning is around 3,750 sq feet per hour, although area that are more dense will require more time to clean

In the case of a building so small you may need to increase your estimate of time in order to make the job worthwhile to do. Many companies have a minimum charge and this would likely fall into that range.

Here is an example of what one company that I am familar with promises to do during a commercial clean -

Office Areas:

*All desk areas dusted nightly
*All glass doors/surfaces cleaned nightly
*All paintings, signages, & wall hanging dusted weekly
*All handrails in common areas wiped down nightly
*All drinking fountains/water coolers dusted nightly (left shining)
*All waste receptacles emptied,and trash placed in designated area nightly
*All carpeted areas vacuumed and hard surface flooring mopped nightly.
*All door handles wiped nightly
*All switch plates wiped nightly

Bathroom Areas:

*All basins, bowls,urinals,toilet seats, and hardware cleaned and sanitized nightly
*All mirrors cleaned
*All sinks cleaned and sanitized
*All countertops cleaned
*All soap and paper dispensers filled and extra left behind (Provided by customer)
*All waste receptacles emptied and trash placed in designated area
*All flooring cleaned and sanitized nightly

Kitchen / Eating areas:

*All countertops cleaned nightly
*All tables cleaned and sanitized
*All chairs wiped down
*All waste receptacles emptied and trash placed in designated area
*Any microwaves cleaned inside and out weekly
*Any refrigerators cleaned nightly (outside only)
*All cabinet doors cleaned
*All flooring vacuumed and mopped nightly

Lobby and Hallways:

*All glasstop surfaces cleaned nightly
*All glass doors cleaned nightly
*All elevator doors & inside panels cleaned and free form finger prints & smudges nightly
*All paintings, sinages, and wall hangings cleaned weekly
*All flooring vacuumed/mopped (if applicable)
*All waste receptacles emptied and trashed placed in designated area
*All drinking fountains cleaned and polished left free of smudges and finger prints

Warehouse (if applicable):

*All hard top surfaces shall be wiped and free of debris
*All waste receptacles emptied and trash placed in designated area
*All flooring shall be swept/mopped and free of debris
*All switch plates wiped

To answer your questions further one would really need to know the specifics of the job.

Estimating Help Please

Hello I am in need of some estimating help, I am estimating a 750 sqr ft building for janitorial services of course this would be the first time for me doing this. I already gave them a quote for a one time cleaning for the whole place for walls carpet cleaning, linoleum floor, windows and a MAJOR dusting down etc (this place is a pig sty, lol, no offence to a certain Marty/Martin from the other boards, lol) so I quoted them $400 for the one time cleaning I hope this was reasonable?
But he also needs a price for cleaning the building on a regular basis, weekly or other schedule, what I need help in is bidding on this part of it, #1 should it be done weekly? And #2 how much do you figure I should charge, #3 what services should be performed (empty garbage, spot cleaning, vacuuming, etc…)? I am the
Chicago area, any other help appreciated, thanks & God Bless
